TERMS AND CONDITIONS.
INCLUDED in RENT:
8 hours per day cleaning/cooking/preparing food/laying & clearing dining table/washing up. 4 hours by caretaker and 4 hours the housekeeper. (Subject to caretaker/housekeeper having 1 day’s holiday per week).
Solar Electricity/Grid Electricity/Diesel for Generator (Generator is only used as a back up to the solar electricity system).
Water – From natural spring (or if spring is dry water is delivered).
Gas bottles – for cooking on hobs.
Weekly pool cleaning/maintenance.
Satellite (Smart) TV with Netflix.
WiFi - Recently upgraded and suitable for use inside and outside of the property.
Mobile phone reception subject to your provider.
Wood for BBQ.
Final cleaning – up to 4 hours.
Number of Guests:
The maximum number of guests sleeping and staying at the villa is 12 people. Any extra people beyond 12 must be by prior agreement. Should any extra guests stay they will be charged at €50 each per night for babies, children and adults.
ADDITIONAL SERVICES (all subject to availability):
Shopping: The caretaker can do your shopping in the supermarket and open market in Budva at a cost of €40 each shopping trip. Cost of food and drink is to be paid direct to the caretaker.
Taxi: The housekeeper can order you taxis (€25 approx to Budva).
Extra Cleaning: Should you require additional cleaning / clearing up after meals beyond the eight hours per day, this can be provided. (Cost per hour: €8).
Airport Transfers: Transfers can be arranged for you at approximate costs of 60 euros each way to or from Tivat and 80 euros each way to or from Podgorica. Dubrovnik is €160 each way.
Arrival Food Basket (subject to availability):
Should you be arriving late or do not wish to go via a supermarket or the open market on arrival, we offer a service whereby we will provide you with basic provisions in the fridge/kitchen when you arrive. Please note that you need to order this in advance.
The Arrival Food Basket could, for example, consist of the following:
Drinks: Wine, Beer, Fruit Juice, Water.
Dinner: Caesar’s Salad with chicken or Tuna Pasta with a tomato, mozzarella & avocado salad followed by cheese & fruit (or to be agreed).
Breakfast: Tea, coffee, scrambled eggs, milk, yoghurt, bread/toast, butter, jam, honey, marmalade, muesli/cereal, and fresh fruit salad (or to be agreed).
Cost: Cost of Arrival Food Basket is the cost of the food plus €40 to be paid to the caretaker for travel & shopping.
We would recommend that you email the caretaker a shopping list a week before your arrival. Details will be provided after the balance of 70% plus the €1,000 security deposit has been received.
Babysitting/Child Minding (subject to availability):
Should you require babysitting or child minding on site, this can be provided. Cost per hour: €8 subject to a minimum of 4 hours.
Massages (subject to availability):
Massages at the villa can be arranged by the housekeeper.
Service Charge/Tipping of Housekeeper and Caretaker:
The client agrees to pay a service charge (tip) of €10 per week per person staying to the caretaker and the same to the housekeeper. €10 to each of them per person per week. Or €1.50 per day per person to each of them if staying less than a week.This can be paid in cash or deducted from the security deposit.
There is a Tourism Tax of €1.00 per day for adults (18 years +). €0.5 per day for children under 18 years old. Free for children under 8 years old. This is payable by the client but can be arranged by the caretaker soon after your arrival.
A 30% non-refundable booking deposit is required at the time of booking. The balance of 70% plus the €1,000 security deposit (see “Security Deposit” below) is due 8 weeks prior to arrival. Payment is to be made in Euros by bank transfer. Cheques and credit/debit cards are NOT accepted. Failure to make timely payment will allow the owner to treat the agreement as cancelled. The client (person renting) must pay ALL bank charges so that the amounts agreed are the net amounts to be received by the owner.
The client undertakes to ensure that all persons in their group/party are covered by insurance for all risks, particularly illness & medical conditions, accidents including any car accident and for cancellation and delays for any reason including cancellation due to any government advice or possible government restrictions on travel.
Detailed notes on the house and directions will be sent out or made available online within a week of the final 70% balance being paid 8 weeks prior to arrival (See "Booking" above).
Alterations & Amendments:
The rate and the dates under the initial agreement cannot be changed unless approved by both client and owner. Subject to Cancellation Policy below.
The client may cancel the agreement at any time by notice in writing to the owners. If, for any reason whatsoever, the client cancels more than 8 weeks before the start of the rental or if the client does not pay the 70% balance due, the client’s booking deposit of 30% will be forfeited and the owner will not be required to repay this. If the client cancels within 8 weeks of the start of the rental, the 30% booking deposit is forfeited and the 70% balance payment will only be refunded to the client if the owner manages to re-let the property at the same rent. If re-let at less than the same rent the refund is to be adjusted accordingly less any associated costs. If the owner cancels at any time after confirming the booking and receiving the initial deposit/70% balance/security deposit, the owner will be required to refund in full all monies received.
Arrival & Departure:
The caretaker will greet you on arrival at the property, no earlier than 4.00pm on the start date. The house must be vacated no later than 10.00am on the departure date. If arriving earlier than 4.00pm or departing later than 10.00am then the client may be able to use the outside of the house & pool area subject to prior agreement.
There is also a security deposit of €1,000 payable to the owner at the same time as the final 70% payment, 8 weeks before the start of the rental (see “Booking” above). The client will pay for any damages to the property and its contents caused by any persons in the client’s group during the rental period. The security deposit is also held to account for any ‘Additional Costs’ (see above), breakage or damage, and any other extra costs, which may be applicable, such as any extra cleaning on departure etc. Any assessment of damages will take account of normal wear and tear. The owner must notify the client within 28 days of the end of the rental of any major breakages / damages / claims to be made against the client. The clients’ security deposit less any claims will be returned to them within a maximum of 2 months from the end of the rental.
No diving or jumping into the swimming pool. Babies and children must be supervised by at least one adult whenever they are near or in the swimming pool.
No smoking inside the villa. No climbing on furniture. No littering. No feeding of animals. The owner is not responsible for any food allergies, accidents or any medical conditions or illnesses. No removing of any items whatsoever. Regarding the security deposit please bear in mind almost all the items in the house are from Indonesia and are very costly to purchase, ship & import.
The contract is to be determined in accordance with English law and is subject to the exclusive jurisdiction of the English Courts.
